“In the past, Bonshire said, investors have avoided small bay industrial. “You have a lot more clients, and the size of your tenants doesn’t necessarily equate to the work for each one,” he said. “You often times have to work even harder as the tenants get smaller.”
However, he said that interest in the asset class has been growing largely because small bay’s flexibility can make it more stable. “It provides investors a baseline of income when they have more riskier assets elsewhere,” he said. “You may lose one or two or three or four tenants and still be 90% leased.”
